The cost of a house in Barú starts with a basic distinction: are you renting for a holiday or buying a property? For a rental, compare accommodation, dates, capacity, meals and transfers. A purchase also involves land, buildings, their condition and the ongoing expense of looking after a coastal property. They are different decisions, although listings may use the same phrase, “a house in Barú”.

For a visit, start with the group’s full budget and the time you will actually spend at the property. For a purchase, establish your intended use and verify the particular property’s information. A beach photograph or an isolated asking price is not enough to compare either option.

What changes between renting and buying?

Renting gives you use of a house for specific dates without taking on permanent maintenance. It is the relevant comparison for holidays, a family gathering or a few days around a Cartagena wedding. Check which areas are exclusive, how many people can sleep there and what services your party needs to arrange separately.

Buying brings a different level of commitment. Beyond the asking price, you need to understand access, supplies, maintenance, management and the condition of the building. A house used for only a few weeks still needs care during the rest of the year. That matters more than comparing one rental night with a fraction of a sale price.

If considering a purchase, request property and building documentation, verifiable utility information and an account of operating expenses. Have professionals familiar with the property review those documents before committing money. Do not infer permissions, boundaries or potential commercial uses from a tourism listing.

This guide helps organise the questions rather than value a property we have not inspected. For a holiday, however, we can explain precisely how to budget a stay at our house and which parts of the bill to separate.

What drives the cost of a beach house?

Location means more than being “in Barú”. Road or boat access, the distance between accommodation and beach, and transfer arrangements affect the visit. A lower accommodation quote may require more transport; a higher figure may include services another listing charges separately. Compare the complete journey.

The spaces your group receives also matter: one room, several rooms or the entire property. Check bathrooms, social areas and sleeping capacity. “Thirty day visitors” does not mean thirty beds. At Casa Gaviota, for example, capacity is up to ten overnight guests and up to thirty for day events, with three bedrooms and three bathrooms.

For rentals, dates affect accommodation availability and price. Do not treat an old listing as a current rate or budget every visit using a single figure. Request an amount for the actual arrival and departure you need.

Finally, compare practical conditions. Fans and sea breezes, natural-temperature fresh-water showers, an equipped kitchen or prepared meals are specific features. Ask about what matters to your party instead of using a word such as “luxury” to assume facilities.

What is in each overnight package?

Our house is in Punta Piedra, with around eighty metres of private beach without vendors. House and beach are exclusively for one group. Accommodation is quoted for the whole property according to dates, even when your party is smaller than its capacity.

For Basic, buy groceries in Cartagena before travelling and include them in your budget and luggage. In Full, the cook prepares meals from arrival lunch through departure breakfast. Our food guide explains the sequence and menu examples.

A hypothetical two-night budget

Imagine four adults, a ten-year-old and a three-year-old. Let A be the accommodation amount for both nights from the current quote. It is neither a nightly figure nor a fixed published rate.

  • Adults: 4 × COP 150,000 × 2 nights = COP 1,200,000 for meals.
  • Ten-year-old: 1 × COP 100,000 × 2 = COP 200,000.
  • Child under five: COP 0 for food.
  • Total meal component: COP 1,400,000.
  • Basic: A, with the group providing its own food.
  • Full: A + COP 1,400,000.

The Barú village round-trip boat is included in both packages for those two nights. If you need Cartagena transport, add only the amount agreed in that proposal. A private Cartagena boat starts from COP 800,000 each way, depending on group size; do not confuse its starting point with Barú village.

Meals cover arrival lunch and dinner; breakfast, lunch and dinner on the middle day; and departure breakfast. Food is charged for two nights, not three full days. These are overnight calculations: a day trip has a separate quote, starting from COP 1,000,000 per group for private house-and-beach use.

Share the group cost clearly

Agree first who pays for what. You might divide accommodation between adults or households, then allocate meals by age. In the example, splitting A between four adults gives A ÷ 4 each before food and Cartagena transport. That is an internal budgeting agreement, not an automatic discount.

Include travel and shopping before asking everyone for contributions. If someone joins only for the day, discuss that visit separately rather than applying the overnight calculation. Share the same breakdown with everyone before confirming so that one family does not budget from an incomplete version.

From quote to confirmed reservation

Review the dates and times: check-in is 11:00 and checkout 08:00. Two nights include a complete middle day, but not a final afternoon on the beach. Understanding the time available helps as much as comparing figures.

The indicative deposit is 50%. Payment options include card, Wompi, Bold, Bancolombia transfer and cash at the house; agree payment and confirmation arrangements with the team. A saved request does not hold dates. Our team verifies payment and protects the dates in HostHub before confirming the reservation.
